Hero’s In Our Midst! Annual Canada Day “Host a Veteran’s Fishing Derby”

Oakville’s Lieutenant- Colonel Guy Smith has a passion: To have people understand that there are “Hero’s in Our Midst!” and to ensure that our Canadian Forces Military Veterans are honoured and that their families are cared for. He has planned two days of celebration surrounding Canada Day highlighting our Veterans and would like the help of the Halton and Peel Communities.

Many people have come forward to support the Gala Dinner Fundraiser on June 30th and the “1st Annual Canada Day Host a Veteran’s Fishing Derby” and Tail Gate Party on July 1st in Bronte. Guy, an Afghanistan Veteran, who has been in the military serving our country for over 32 years, and his team of Volunteers are expecting a huge turn-out for these events and want you to join in the festivities! Our Military Veterans and their families are being honoured!

A Veteran’s Appreciation Pin has been designed and is being sold for a $5.00 contribution; to show appreciation for our Veterans, to raise awareness for their needs and to raise money for this cause. The money raised will go directly to Military Family Resource Centres across southern Ontario. Many programs the MFRC provides do not receive government funding and money is required to effectively present these programs. This bright yellow pin recognizes the service of all our veterans and will enable money to be directed to help the families of Veterans who have paid the ultimate sacrifice and to those who have returned, often with disabilities.

The night of June 30th a Gala Fundraiser Dinner will be hosted at the Branch 486 Royal Canadian Legion in Bronte, Oakville. It will be held under tents at the Legion in Bronte, with cocktails beginning at 6pm, a five-course dinner following and will include an exciting Silent and Live Auction. The Band of the Royal Hamilton Infantry, the Pipes and Drums of the Lorne Scots and the 13th Battalion Ceremonial Guard Drill Team in 1862 “Pattern Uniform” will all be on hand to perform and help celebrate this exciting event. Come to Dinner!

Canada Day will be an eventful day for Veterans from across Ontario as a number of boaters and Charter Operators from Bronte, Port Credit and Port Dalhousie have offered their boats, with a $250.00 contribution, and will be inviting Veterans aboard to fish in the”1st Annual Canada Day Host a Veteran’s Fishing Derby”, complete with prizes for the winning fish!

A Tail Gate Party adequately named “Hero’s in Our Midst”, starting at 5:30 pm and open to the public, will conclude the festivities at the Branch 486 Royal Canadian Legion in Bronte. Contributions to this worthy cause will be appreciated!

There are several Levels of Corporate Sponsorship available to help support our Veterans, with 50% of the monies being tax deductable.

Our Seniors in Transition and the Real Estate Market

Our Seniors in Transition and the Real Estate Market

By Janet Bedford, Broker: Royal LePage Real Estate Services Ltd. 326 Lakeshore Road East, Oakville Ontario 905-845-4267 Visit: http://www.janetbedfordrealtor.com

Selling the family home can be a daunting experience for many Seniors. Many wish to remain at “home” as long as possible. Others who are healthy are often anxious to sell in order to spend months in warmer climes following their passions such a travelling or playing golf.

Whatever the wishes of Seniors, they are complex because they usually involve a complete life-style change. Some are recognizing the possibility of ill-health in the future and the time is fast approaching when they won’t be able to easily navigate those stairways – and they know that a wheel chair could be a part of their future. They may have a fear of living too far from their doctors and a medical facility.

It is important to listen well and, for this group of Seniors, to choose their Real Estate Representative carefully. Knowledge and expertise are important skills required to counsel clients age 50+ through these major financial and lifestyle transitions that involve relocating, refinancing, or selling the family home.

A true and recent story: My uncle who lived near Ottawa was a man who loved his family dearly and had happily lived in his family home for his life-time required nursing home care. His family could not take over the home he loved and so it was put on the market and eventually sold. The day the new family moved into his home, this man was taken to the hospital and he passed five days later. His home was no longer his and his family was grown and successful. He wanted to go “Home”.

Most stories do not end like this one. Most have very happy endings! An accolade from a happy client in transition that is posted on my web-site:

If you want your home SOLD and know that every detail has been looked after, call Janet – you won’t be sorry! My dream of living in downtown Oakville came true with lots of giggles and green tea.
– Nancy

The first story is only one scenario but outlines the importance of, and the careful attention to needs required when dealing with this segment of our population and their families. Could a great agent have changed this scenario? Likely not. A great agent, however, who understands the impact of these life-style changes does greatly aid to the smoothness of each transaction and can provide the support to create “healthy change” in these transitional, life-changing situations.

During my 25 years as a Broker in the Real Estate industry, helping people to make these necessary life-style changes with ease and joy has always been my goal. I work with people – dear people. I help buy and sell homes with caring, professional service. “Helping You is What I Do”!

KIDS on the MOVE!

In the excitement and stress of buying a new home and leaving your present home behind, the needs of children affected by the move are sometimes overlooked. To make the process easier on your children – and on yourself – here are a few suggestions.

Tell your children about your impending move as soon as possible; the more time they have to get used to the idea, the better they will be able to cope with it. Clearly communicate to them the reasons behind your decision to move and how it will benefit the family.

Title Insurance? Is it of Benefit to You??

Janet Bedford, Broker: Royal Lepage Real Estate Services Ltd. Brokerage 326 Lakeshore Road East, Oakville, Ontario 905-845-4267 http://www.janetbedfordrealtor.com

Our home is our castle and likely the most expensive investment we make as individuals! Protect your investment! Title Insurance offers peace of mind and protection whether you own a home, condominium or a cottage or if you are in the process of purchasing a new one.

A Homeowner Title Insurance Policy is usually offered to a new homeowner by your lawyer at the time of your real estate purchase. This is an excellent time to purchase Title Insurance for, unlike house insurance which only protects the contents and structure of your home for an annual premium, you pay a one-time premium with no deductable and your ownership of your property is protected. Your Title Insurance policy covers the legal expenses related to restoring title of unknown title problems that may occur.

What is Title Insurance?

When you buy a home, you also are buying title to the property, which is commonly referred to as a “deed” or “transfer of land”. This means that you own the property and that your lawyer has registered you as the owner in the land titles system.

Title Insurance protects your property and your ownership of your Title.

There are sometimes errors in surveys or in official records such as undisclosed encroachments onto neighbouring properties or zoning infractions.

There may be unknown defects that affect your ability to sell your property when you are ready to re-locate.

Fraudulent misrepresentation of mortgages is on the rise. Title Insurance usually offers identity theft protection in conjunction with a new homeowner or existing homeowner who has purchased a title insurance policy.

With a Title Insurance Policy in place on your home, real estate related transactions go more smoothly and it becomes easier to complete your refinance mortgage transaction!

Oakville’s Tom Grifferty, CEO of First Canadian Title, first introduced title insurance to Canada in 1991, and title insurance was launched to the Canadian real estate marketplace. First Canadian Title is Canada’s leading provider of Title Insurance and a great choice for homeowners!

“Heavenly Resort Living Can Be Yours All Year- Round – In Your Own Home!

The groundhog saw his shadow this February. The snow is disappearing. The Signs of Spring are emerging. Improvements to your castle, whether you plan to sell it – or just love where you are living, need not be costly, will boost its dollar value and enhance your enjoyment!

A fresh coat of paint is a joy and often transforms your living space and the exterior appearance of your home! It is one of the most inexpensive, yet the most effective, change you can easily make. Your home will feel new again and – very clean. If you plan to sell, be sure to choose neutral shades of paint as dark colours require several coats to cover and the Buyer will likely want to add this personal touch to their new home.

The real beauty of paint however, is in the fact that you will get rid of “clutter” as you move through the rooms! Remember the day you first fell in love with your home? Reclaim this feeling!

Light fixtures are inexpensive and add a whole new touch when decorating. I can bet you have at least one outdated fixture that you look at every day and say, “I want a different, more modern light there”. Perhaps more light would be beneficial. New, brighter light bulbs may do the trick, or install a new fixture that will highlight your home’s best features. If you are selling and want to keep a light fixture, perhaps a gift or an heirloom, replace it before you are ready to show your home to a Buyer. Flooding your home with light will make it appear larger and feel more inviting!

A look at basic maintenance can significantly increase your home’s value in Buyer’s eyes. Do you have a faucet or toilet that runs, drawers or cupboards that don’t work properly or appliances that are not operating as they should? Upkeep issues such as these cost little and will make your home a happier place to “to come home to”.

The next two items involve spending money. I always encourage Sellers to call me before they proceed as I believe that for every dollar spent getting a home market-ready, that a profit on every dollar spent is a worthwhile goal. If you plan to stay in your home, the consideration and implementation of these upgrade items can make a huge difference to your enjoyment of your castle.

A bit more costly than paint perhaps, but a change that will create an instant improvement to your home, is new flooring. A good professional cleaning of existing carpets and the replacement of the original builders carpeting or other carpeting that one has out-grown, will transform your living space. Vinyl flooring, a popular choice in kitchens and bathrooms, is particularly inexpensive and there are so many wonderful choices in our stores today. If you are selling your home, be sure to choose light, neutral colours.

Kitchens and bathrooms are always updates that are certain to increase the value of your home. These two rooms often make or break a sale in the Buyer’s eyes. Modern new light fixtures, faucet sets and drawer/cupboard hardware are inexpensive ways to improve the look of these rooms. Replace damaged or out-dated sinks. Replace cabinet doors or consider a new tub surround. You will be happy with the results of you labour!

Ontario Premier, the Honourable Dalton McGuinty in Oakville With Good News!

February 14, 2011

Janet Bedford, Broker Royal LePage Real Estate Services Ltd. 326 Lakeshore Road East in Oakville, On. Visit: http://www.janetbedfordrealtor.com

The Oakville Chamber of Commerce hosted Ontario Premier, the Honourable Dalton McGuinty at a luncheon at the Oakville Conference and Banquet Centre. Premier McGuinty assured the attentive audience that Ontario is on the best path possible, that the economy is recovering from the global recession, is growing stronger and that good new jobs are being created for Ontario families.

McGuinty says that the government’s economic plan has been laying the foundation for this new growth and is helping families and businesses plant Ontario’s flag in emerging industries such as clean air manufacturing and digital media. To accomplish this goal the government has developed a responsible plan to balance the budget, while providing tax relief for families to help make ends meet and tax relief to businesses to improve our competitiveness and encourage new investments and jobs: an environment for business and personal success!

There have been improvements in the areas of education with investments in our colleges, universities, skills training and the introduction of full-day kindergarten. Improvements for healthcare are to include 18 new hospitals, one being our New Oakville Hospital, and the hiring of nurses and doctors. Wait times have already been reduced for surgical procedures and family doctors are becoming more available for Ontario’s families.

The Ontario government is also making improvements in infrastructure, creating, in the long term, a more competitive, productive and efficient economy and includes hospitals, schools, roads and bridges. Electricity with cleaner air will be the result of the implementation of wind turbines and solar projects and the eventual elimination of coal-fired power plants. These are amongst the accomplishments of the McGuinty Government.

Premier McGuinty also addressed the HST and showed examples of how businesses actually save money as a result of its implementation. He says the “The Tax Works”, was a necessary reform, and that, according to economists, these tax reforms will create nearly 600,000 new jobs.

MPP Kevin Flynn was applauded by the Premier. “I’ve had the privilege of getting to know Kevin over the past few years. He’s more than just a colleague, he is a friend, he’s a man of conviction, he’s a man of integrity and I can assure you he’s a man of implacable persistence.” This sentiment has been echoed many times by many people and it was good to know that Kevin’s enthusiasm, energy and commitment is being recognized and that Premier McGuinty understands the ongoing and tireless job he does for our community of Oakville.

A word about our local Oakville Chamber of Commerce is also in order. They are committed to and continually bring speakers to Oakville to ensure that we, the business community, are completely informed. Premier Dalton McGuinty is an example of the level of commitment and we are fortunate to have this organization providing both guidance and inspiration.

Dalton McGuinty is Ontario’s 24th Premier. In the provincial election of 2003, he led the Liberal party to a majority government. He and his party earned a second consecutive majority on October 10, 2007. He has represented the riding of Ottawa South as its MPP since 1990.

Now in his second term, Premier McGuinty remains committed to building an even stronger economy for Ontario families. “We understand that growing our economy, sustaining and enhancing the quality of life that we enjoy here in Ontario absolutely demands we compete in and succeed in the global economy. That’s where the action is, that’s where the opportunity is and we eagerly embrace that opportunity.”

Adjustments to the rules for government-backed insured mortgages

The Harper Government Has Taken Action to Support the Long-Term Stability of Canada’s Housing Market

By Janet Bedford, Broker: Royal LePage Real Estate Services Ltd. 326 Lakeshore Road East, Oakville, Ontario Visit: http://www.janetbedfordrealtor.com

In January the Harper Government made adjustments to the rules for government-backed insured mortgages to support the long-term stability of Canada’s housing market and to support hard-working Canadian families saving through home ownership.

1: The maximum amortization period has been reduced to 30 years from 35 years for new government-backed insured mortgages with loan-to-value ratios of more than 80 per cent. This will significantly reduce the total interest payments Canadian families make on their mortgages.

2: The maximum amount Canadians can borrow in refinancing their mortgages has been lowered to 85 per cent from 90 per cent of the value of their homes.

3: The government insurance backing on lines of credit secured by homes has been withdrawn, such as home equity lines of credit, or HELOCs.

The adjustments to the mortgage insurance guarantee framework will come into force on March 18, 2011. The withdrawal of government insurance backing on lines of credit secured by homes will come into force on April 18, 2011.
